5 Updates to Sell Your Home Faster

Update #1 – Curb Appeal
I’m not talking about doing an HGTV makeover of your front yard but I am saying the look of your home including the front yard has a big impact on what a buyer thinks before they even walk through the front door.

First let’s look at the landscaping.  Simple is best.  A nice green lawn freshly cut and trimmed.  Flower gardens should be weeded and well kept.  Shrubs should be trimmed back so they don’t look over grown. 

Now the street view of the house … are there any missing shingles?  Are the gutters in good repair?  Is there any pealing paint on the gutters, windows, siding or the front door?  Speaking of the front door is it in good shape or is it scratched and dented?  Remember when a buyer sees things that need fixing they think 2 things; 1) I’ve got to fix that and 2)  What else have these owners let go that I can’t see.

Update #2 - Kitchen  
We spend a great deal of time in our kitchens so this room needs to shine.  Again think update not renovate.  Scratches and dents should be repaired.  A new counter top is inexpensive and will add a really nice pop to the room.  If your cabinets are dated consider painting them to give them a more contemporary look.  If they’re in good shape you might consider just updating the handles and pulls.  What about the sink and faucet.  Are they looking worn, leaking, showing signs of wear?  These are easy to replace and can be done for a small price.  Remember the Buyer is always thinking 2 things when they see things that need repair or updating; 1) I’ve got to fix that and 2)  What else have these owners let go that I can’t see.

Update #3 - Bathroom
Again we spend quite a bit of time in here and for the buyer it needs to shine.  At the very least it needs to be CLEAN.  After that you can consider updating the faucet, counter top, light fixture, painting the walls and make sure the tub and surround are not showing signs of mould.

Update #4 - DECLUTTER and CLEAN
I can’t say this enough, if you do nothing else, remove as many of your things as possible and make sure the home is clean, clean, clean. Dust and vacuum everything including the overhead light fixtures.  Clean the windows inside and out.  Clean the light switches and electrical outlets.  Wash the walls and doors so there are no hand prints or other marks visible.

Update #5 - Paint
This is an inexpensive and quick way to improve the look of your home.  The first thing is to focus on any room with bold or bright colours.  You love those colours, I know, but now you want your home to appeal to as many buyers as possible so neutral is the way to go.  Once you’ve eliminated the bold/bright colours do touch ups every where else.
